Multi-family · Asbestos closeout

22-unit apartment community — single clearance package for the lender

Challenge
Abatement of floor tile, mastic, and joint compound across a 22-unit community on a staggered vacancy schedule. The owner's lender required one clearance package covering every unit before releasing renovation funds.
Approach
TSEC performed the pre-renovation survey, wrote the abatement specification and DSHS notification, coordinated unit-by-unit access with property management, monitored daily during abatement, and performed the final visual and aggressive clearance air sampling in each work area as it was completed.
Result
All 22 units cleared and released to renovation crews on schedule, documented in one consolidated closeout report — survey, notification, daily logs, laboratory data, waste manifests, and unit-by-unit clearance statements — accepted by the lender.
Federal facility · Mold protocols

Air Traffic Control Tower — remediation SOPs for an active, secured, multi-floor site

Challenge
Moisture intrusion produced mold growth on several levels of an operating control tower. Remediation had to proceed without interrupting air traffic operations or introducing contamination into control and communications spaces.
Approach
As the independent TDLR-licensed assessor, TSEC assessed each affected level, identified the water source, and wrote floor-by-floor SOPs for the remediation contractor: containment and negative-air specifications, decontamination sequencing, HEPA-vacuum and damp-wipe protocols with a defined air-scrubbing period, and protection requirements for sensitive electronics and life-safety systems, phased around operations.
Result
TSEC's post-remediation assessment verified completion of the protocol scope on every level, allowing the remediation contractor to issue the Certificate of Mold Damage Remediation. The tower remained fully operational throughout.
